The Coastal Buyer Guide

Everything a buyer should check before writing an offer in Murrells Inlet, Pawleys Island, Litchfield or Georgetown.

Quick answer

Buying on the Waccamaw Neck comes down to eight checks: a realistic all-in budget, a local pre-approval, the flood zone and insurance quote, the HOA covenants on rentals and docks, what the waterfront designation really allows, the right community, a contract with the contingencies you need, and a thorough coastal inspection before an attorney closing.

1. Set a real budget, not a portal estimate

On the South Strand the monthly payment is rarely just principal and interest. Property taxes differ sharply between a primary residence and a second home, insurance includes wind and hail plus flood in many zones, and HOA or POA dues can add hundreds a month in gated and beachfront communities.

Ask your lender for a payment estimate that includes all four. A home that looks affordable at the list price can be a very different proposition once a gated golf community's dues and a coastal insurance premium are added.

2. Get pre-approved locally

Sellers here take a local lender pre-approval more seriously than an instant online letter, because local lenders understand coastal insurance binding and appraisal timelines and actually answer the phone on a Saturday.

If you are buying a second home or an investment property, expect a larger down payment and a slightly higher rate than a primary residence. Confirm that before you fall in love with a house.

3. Check the flood zone before you offer

Flood zone and elevation drive insurance cost more than anything else on the Waccamaw Neck, and two homes on the same street can sit in different zones. Ask for the elevation certificate if one exists — it can cut a premium substantially.

Get an actual insurance quote during your due-diligence period rather than relying on the seller's current premium, which may reflect an older policy or a grandfathered rate.

4. Read the HOA covenants, especially on rentals and docks

Covenants govern short-term rentals, boats and RVs in the driveway, fences, exterior paint, and whether a dock can be built or replaced. Some communities allow weekly rentals; others set a 30-day or longer minimum. County rules apply on top of the covenant.

Also ask about the transfer fee or capital contribution due at closing, and whether any special assessment is pending. Both are ordinary here and both cost real money.

5. Understand what waterfront actually means

Creek front, marsh front, tidal, deep water, and marsh view are not interchangeable. A dock may be existing and permitted, permitted but unbuilt, shared with neighbors, or not permittable at all. Permits take time and are not guaranteed to transfer smoothly.

If a dock matters to you, make it a written contingency and verify the permit status with the relevant authority before your due-diligence period ends.

6. Choose the community before the house

Murrells Inlet is the working waterfront and MarshWalk side with strong year-round energy. Pawleys Island and Litchfield are quieter, older-money beach and golf, with a large seasonal swing. Georgetown offers historic homes and the best value per square foot on the Neck.

Spend a day in each before you commit. Then narrow to two or three neighborhoods and let Zach set up a saved search for those only — it is far more effective than watching every listing in the county.

7. Write an offer that protects you

Price is one term of several. Closing date, repair limits, HOA document review, survey, insurance and appraisal contingencies, and the due-diligence window all matter and are all negotiable in South Carolina.

Buyer agency compensation is negotiable and must be agreed in writing before showings begin. Zach will walk you through exactly how it works on your purchase before you tour a home.

8. Inspection to closing

Expect a general inspection plus, depending on the home, termite/CL-100, HVAC, roof, septic, and dock or seawall review. Coastal homes reward a thorough inspection.

South Carolina closings are handled by a real estate attorney. Remote and mail-away closings are routine here, which makes buying from out of state straightforward.

The Buying Process

  1. 01

    Talk it through

A short call about budget, timing, whether this is a primary home, a second home or a rental, and which areas actually fit.

  2. 02

    Get financing lined up

A local lender pre-approval carries more weight here than an online letter. Zach will share names — he is never paid for a referral.

  3. 03

Search with a filter that works

The brokerage's MLS search sends you new listings. Zach adds the context the portal cannot: what sold nearby, what is coming, what to skip.

  4. 04

    See homes in person

Showings are scheduled around your trips. Out of state? Zach does video walkthroughs and sends honest notes on what the photos hide.

  5. 05

    Offer and negotiate

Price, closing date, repairs, HOA transfer fees and dock or survey contingencies — all in writing, all explained before you sign.

  6. 06

    Inspections to closing

Inspection, appraisal, insurance binding, HOA documents and the walkthrough. Zach coordinates each one and keeps the dates on track.
